What Is an Energy Performance Certificate?
An Energy Performance Certificate (EPC) is an official document that rates the energy efficiency of a building on a standardised scale, typically from A (most efficient) to G (least efficient).
It is produced after an assessment by a qualified energy assessor, who gathers information about the property’s construction, heating systems, insulation, and other energy-related features. An EPC serves as a clear, comparable summary of a building's energy efficiency. It applies to residential and many non-residential properties when they are built, sold, or rented.The certificate typically lists the engineer’s details, the inspection date, each appliance tested, the results of safety checks, and any identified defects or recommended actions. It focuses on critical risks such as gas leaks and carbon monoxide exposure, which directly threaten personal autonomy and well-being.
The certificate is presented in a standardised format so users can quickly understand a building’s overall performance. Beyond the rating itself, an EPC highlights aspects of the building that affect energy use and cost. This allows owners, buyers, and tenants to make more informed decisions about the property’s condition and its potential for cost-effective energy improvements.
